Policies of the Milestone-Lyndhurst HOA

FOR SALE SIGNS

The HOA will provide a sign that will be placed at the Villa gates announcing that real estate is available in the community. The sign references the HOA website which will include a page listing current properties that are for sale in both the Villas and Estates. Homeowners in the Villas and Estates should contact the HOA Board if they would like the HOA “real estate available” sign placed at the Villa Gate and/or they would like their property included on the web site.

SPECIAL EVENT SIGNS

Signs should be placed in the HOA Common Area near the Villa Gates.


The City of Keller’s sign policy states that no signs should be placed in the public right of way. This includes the land between the curb and the sidewalk along Lyndhurst Way. No signs should be placed between the curb and the sidewalk.

ANNUAL DUES & FEES

Annual Dues Assessments are set each year by the HOA Board. Per our Bylaws and C&Rs, the Estate Homeowner's dues assessments are 2/3 of the Villa Homeowner's dues assessments. Dues are delinquent if not paid before January 31.


Homeowners that are delinquent on paying their annual HOA Dues will be assessed a $25 per month penalty.


Approved by the HOA Board, August 2012, January 2015, December 2019, and November 2020.

 

RESERVE FUND - BOARD POSITION PAPER

In the fall of 2015, the HOA Board reviewed our current reserve funds and developed a Capital Reserve Guidelines to help guide us on discussions regarding dues. The Capital Reserve Guidelines were approved at the December 2015 HOA Board Meeting.

 

GARAGE & ESTATE SALES

The Milestone Lyndhurst Homeowner’s Association Board will designate one day a year for a community garage sale. This will be the only day that homeowners can have a garage sale. If there is a homeowner that would like to organize the event, they can make recommendations on their preference for the annual date to the Homeowner’s Association Board.

Homeowners that would like to host an Estate Sales on a date other than the appointed community garage sale date, may do so with prior approval from the Homeowner’s Association Board.

VILLA GATE CODE

Homeowners have their own Gate Codes that can be found on the Homeowner information. 

 

New HomeownerS

New homeowners will receive 1 Universal gate-clicker and 2 pedestrian gate keys.
Approved by the HOA Board, June 23, 2020.

 

VILLA GATE OPENERS

Replacement gate openers are $15 / each. If you want to purchase an additional or replacement remote, please email lyndhursthoa.board@gmail.com.

 

VILLA WALKTHROUGH GATES

Please email lyndhursthoa.board@gmail.com to request extra keys for the Villa pedestrian gates ($3.50 / each).

 

REALTOR OPEN HOUSES IN VILLAS

If a realtor holds an Open House, they will need to arrange for the gates to be open during the Open House. Realtors should not give out the gate code on Open House literature or publicity. To make arrangements for the gate to be open, contact the HOA Board at least 48 hours in advance.

RESALE CERTIFICATES

Effective January 1, 2015 resale certificates are $300.
